When selling your home yourself you need as many advantages as possible. Without a doubt you will be fighting an uphill battle in the advertising department as realtors typically have large budgets to spend on the advertising of homes. So it stands to reason that your home needs to stand out in other ways in order to garner the attention it needs to sell quickly and for the right price. Two ways this can be done is through the use of a professional stager and holding your own open houses. The latter may be time consuming but you needs to get the word out about your home.

Home stagers are a new breed of home professionals. In recent years the practice has evolved out of the designer field and specializes in the preparation of a home for selling. This usually involves a large amount of shuffling of furniture and in some cases the outright replacement of items that will not benefit the show. Getting rid of mess and clutter is a big part of staging as is the strategic use of available space. Many homes are a bit too cluttered for a home showing and home stagers are experts at deciding what can stay and what needs to go to make the home more presentable. It is really amazing what a home can look like before and after a proper staging. Many people hardly recognize their own homes!

Holding your own open houses can be a trying event. Is Staging Really Worth It? Let’s take a look. We used to call it decorating. Now it’s called staging. There is a difference. Decorating is making your home yours with your likes, ideas, colors and themes. Staging is turning your home into a house that is for sale. It is now a product to be sold to the public. It needs to be attractive to both sexes and for multiple age groups.It’s a pain to keep your home looking its best and keeping the kids toys put away, beds made, floors cleaned, dishes done, but the cleaner you keep it, the better chance you have to sell. You want people to feel at home in your house. Don’t expect them to just dismiss the treadmill in the middle of the living room or the dog cage in the corner. You have to do things that will make people remember your home. You want them to remember things that are structural. When people look at numerous homes, they start to give them names such as, the one with all the wall paper, the one with florescent orange kitchen, the one that had the smell of a wet dog or the one with all the family pictures or Hummels. You don’t want to be remembered like that. You want to be remembered by your structure such as, the one with the great fireplace, the one with the huge spa-like master bath or the one with huge granite island in the kitchen.Start with the exterior as you need to have good curb appeal. A freshly painted door, trimmed landscaping, clutter free front porch and new door mat can go a long way. Remove personal items like photos and collections need to be replaced with neutral décor such as mirrors, landscape paintings and greenery. Look through magazines and on-line for ideas. Open your shades all the way and let the light in. Turn on all the lights and lamps when you know someone is going to see your home. If your curtains are over 3 years old, you are better to take them down or at least remove heavy valances. Paint your walls in neutral colors you find in nature. Ask your local paint store manage what is selling the best. Granite and stainless steel appliances in the kitchens are the most appealing. Update the hardware or paint them with a brushed nickel spray paint. Consider painting cabinets before replacing them to save money. Put the dog dishes and toys away and hide the litter box when someone comes through. Put fluffy towels out in the bathroom with a basket of soap to give it the spa feeling. Arrange your furniture such that it is easy to walk through with a good flow. Furniture does not have to be against the wall. Seating areas with rugs always feel inviting. Never put a rug on top of carpeting. Remove any extra furniture you don’t need. Make sure your bedroom feels fresh and clean. It is worth the money to buy a bed-in-a-bag and use some throw pillows to give your bedroom an upscale hotel feel. Make sure your home smells clean and every room is being used for its purpose. Don’t try to make an office out of a dining room. If your home is vacant, rent furniture or buy what you will need in your new home and put it in there. It doesn’t have to be new furniture; it could be from a garage sale or craigslist.It is well worth the cost to have your home staged.
