Canadian Real Estate Market Alert – The Great Comeback of Luxury Properties

Posted on December 25, 2011 by Leave a comment

Article by Canadian Home Find

Recreational and luxury properties were the hardest hit when real estate markets took a nosedive a few years back. The global financial crisis had led to the downfall of a lot of property development projects. In fact, most industry experts had described the high-end segment of the real estate market as one “enormous sinkhole.” Faced with increasing construction cost, tight financing and dwindling sales, a lot of development projects went down the drain even before they could enter the market.

There is now a renewed interest in recreational and luxury residences. In fact leading indicators seem to show that this segment is well on its way to full recovery. Nonetheless, most marquee developers are still reluctant to ride the tide to recovery and plunge into action. Since most development companies took a serious hit a few years back, they could not afford to overextend themselves unless the real potential of the real estate properties is carefully assessed.

Is it time to buy recreational or luxury residences? Real estate players are not aggressive this time around. Property developers and industry experts alike were caught off-guard when the full impact the financial crisis finally reached the high end segment of the real estate market. They were blindsided by the unexpected turn of events and the rate at which the market dried up at the height of the global financial crisis. When the problem was at its peak, sales of these properties went zilch.

Notwithstanding the gravity of the situation then, the real estate markets made a strong rebound, and things are looking good again for real estate markets. Developers are again operating in positive territory, and the figures that are coming in point to a strong comeback across all segments of the real estate market.

What led to the dramatic shift? Experts attribute this positive development to the prevailing mindset of sellers. The global financial crisis had left a deep scar in the mindset of major stakeholders and high-priced property investors. Most, if not all of them, went into selling mode with the primary objective of unloading from their current portfolio high risk assets. The prevailing mood among these property investors was that they have missed the peak of the market, and they are left with no other option but to sell even below the assessed value of their properties.

This market situation bodes well for potential buyers of this type of properties. In urban centers, real properties with selling price above million will attract few buyers, and in most cases it will take longer time before such properties are sold. The prevailing mood among sellers is that of the urgency to move the properties as soon as possible to cut their losses.

For buyers, this is good news. If you are searching for a recreational property, then this is the right time to make a buy. In all real estate markets in Canada, serious buyers can find one-of-kind real estate properties with asking prices that are well below their assessed values – and in some instances, below their replacement cost. This is the prevailing condition in markets of recreational properties in areas such as Whistler, Muskoka, Okanagan and Mont Tremblant.

Despite the positive development in real estate markets and encouraging leading indicators, experts are quick to point out that a recreational property is far from being a “homerun” purchase. Although there are great deals in the high-end segment, basic rules in real estate still apply. This means that the three most important variables that must be considered by buyers are location, location and location. For the high-end segment of real estate market, location is the number one driver of property values.

It is also important that you look beyond the great view when assessing the investment potential of recreational properties. Wise buyers must also take into account the architectural significance of recreational properties. In most cases, size will not have much impact on the actual value of the property. However, you must seriously consider aesthetic appeal, quality of design and construction and overall function of the recreational property.

Getting Great Results From For Sale By Owner Fact Sheets

Posted on November 16, 2011 by Leave a comment

Article by Geri Mason

A fact sheet prepared for your for sale by owner home will prove to be one of the strongest marketing tools.

Fact sheets, sometimes referred to as home brochures, are usually attached in a weather case to the For Sale sign in the yard of the home. You can also place them inside your home to give to buyers. It is a good practice to pass out fact sheets at open houses and home showings.

Follow these tips to get the best results from them:

Upon seeing a for sale by owner home, buyers naturally have many questions about the home. How big is it? How many bedrooms and bathrooms are there? What are the special features of the home? These are the questions that you answer on your for sale by owner home fact sheet.

When you prepare a fact sheet for your home for sale by owner, you should include several key pieces of information:

* Total square footage of the home* Number of bedrooms and bathrooms* Dimensions of the bedrooms, dining room, living room, and kitchen* The names of local schools* Your contact information* The address of the home* A color photograph of the home* Dates and times of future showings

Since school information is subject to change, it is a good idea to mention this on the for sale by owner home fact sheet. Place an asterisk (*) next to the heading for school information and reference the asterisk at the bottom of the fact sheet. Simply say that school information is subject to change and the government can be contact for the most up to date information.

Surely, there is more to your home than the size and number of bedrooms and bathrooms. Did you recently remodel the kitchen? Add on a patio? These facts are perfect for including in your for sale by owner home fact sheet. In fact, the fact sheet should include the facts about your for sale by owner home that make it saleable.

Don’t clutter the page with too much information. It’s unlikely that every single thing about your home is a saleable fact. Even so, the buyer isn’t likely to read the entire fact sheet if it is filled with too much information. Choose the absolute best features of your home and use those rather than trying to include everything that makes the house valuable.

The picture you use on your for sale by owner home fact sheet is important. If you have already taken a picture for listing your home in a real estate magazine or other advertising vehicle, that picture might very well work. Make sure the exterior of the home is attractive, the lawn is manicured, and there are no distracting objects in the picture. You might also include pictures of the inside of the home to give buyers a better view of what you have to offer.

Your fact sheets will look best on glossy paper. Although it might be a couple of cents more than some alternatives, it will present your for sale by owner home in its best. This is exactly what you need to ensure a successful offer.

Great Home Selling Tips: Make your Home Irresistible to Buyers

Posted on October 20, 2011 by Leave a comment

Article by Edward D Parry

As you read this article, you are probably expecting to hear something like, “spend a fortune and go renovate your entire house!” or “turn your house into a mansion, set the price low and watch people flock over to your house.” But the thing is, you don’t need to spend all your money or magically transform your home into a palace to make it irresistible to buyers. In fact, the tips that would be tackled in this article are so simple and easy to do that you would be very happy by the time you finish reading this. So, let’s move on to the many ways on how to make your home irresistible to buyers. <OL type=1>

Work on the house’s exterior. The faade of your home is the first thing that people would see. Make sure the paint still looks new (otherwise, you might need a repainting job) and the lawn and the garden is properly mowed and trimmed (most people don’t like to live in a forest). <OL type=1> Clean with all your might. If you are like most super moms who can detect microscopic dirt a few meters away, then you can go clean your house and turn it spick and span. However, if you are just an ordinary mortal (or a guy for that matter), it is best that you hire a professional cleaner that can turn your home into a serene place that exudes spotlessness and cleanliness. <OL type=1> Make it as homey as it can be. When we say homey, it means that there is that certain feel in your home that makes it inviting and makes people comfortable when they stay in it. One way to make it homey is to spruce up the living room and arrange the furniture in a way that it would look spacious and not cluttered. Little touches like houseplants, a vase of flowers, artworks or scented candles also make the ambience more inviting. <OL type=1> Keep it neutral. If your house speaks of a certain personality, it is a good idea to tone it down a little. If you must, paint the wall with neutral shades of beige or white. Furthermore, you must eliminate any personal items in the house so that potential buyers viewing your home can easily envision themselves living in this home instead of feeling as if they are invading somebody’s personal space. <OL type=1> Fix everything that needs to be fixed. Crack in the ceiling, leaky faucet or the toilet that won’t flusheverything should be repaired accordingly or else you can drive a potential buyer away. <OL type=1> Upgrade parts of the house. Replace the worn-out kitchen table with a new one or get new tiles for the comfort room. Just remember that you do not have to renovate the entire house but only those parts that really need to be improved. Make your home smell nice. Foul odor is one of the biggest turn-offs in any home so eliminate any traces of food, pet or smoking smell by spraying air freshener or lighting scented candles. You see, making your home irresistible to buyers does not require millions of money. You just need to have some creativity, patience and the skills to increase and improve the value of your home.

Discounted Mortgages are a Great Way to Generate Residual Income through Real Estate

Posted on September 26, 2011 by Leave a comment

Article by James Klobasa

A great way to generate residual income through real estate is to buy discounted mortgages. Before you begin, you must have information on certain items such as taxes incurred by the house, price of the house, liens, name of the buyer, name of the seller, amount of mortgage and the names of the lenders. But the question is how this will help you in making residual income through real estate.

What you have to do is to find the place which has records of real estate mortgages and find a property which has 2 mortgages, i.e., the primary and the secondary mortgage. The former is usually a financial institution and the latter is treated as an individual. Though you may get confused at your research, it must be remembered that residual income through real estate doesn’t come for free. After this make a list of at least twenty people who are holders of the second mortgage. Next you must contact them. You should make an offer to buy their mortgage at a discount and offer to make the payment in cash. In order to make profit, your offer should be somewhere between 60%-70% of the loan. You will succeed in buying the mortgage if the amount of cash you offer is attractive to the seller or if the mortgage amount has become a hassle for the seller. This usually happens due to certain circumstances when the mortgage owner is unable to make regular payments for the premiums.

Another way by which buying discounted mortgages can generate residual income through real estate is by finding a property of a seller who is planning to retire. Often, at the stage of retirement many people want to move into a place that can be maintained more easily or the person might think of moving to a different city altogether. Another important fact that a real estate investor must keep in mind is that the property that is being sought should be owned by the retiring person for free and has no mortgages. This person should be someone who wants to move out to a place which is cheaper than the present property. You can suggest to this person that he should invest the equity balance into season mortgages. Now find a mortgage which has more value that the amount of equity. Now offer this mortgage holder two third of the equity cash which will be paid at closing. You or your buyer’s bank at closing will put this money for first mortgage. From this amount, pay the mortgage holder and property seller their dues. The remaining amount will be your profit or your residual income through real estate.

If planned carefully, purchase of a discounted mortgage is really helpful in making residual income through real estate.

What If That Great San Jose Discount Real Estate Doesn’t Do Well?

Posted on July 21, 2011 by 1 Comment

Article by Tina Fontana

Most of the time your ‘Plan A’ will go smoothly and a San Jose discount real estate will be resold or rented within a month of being advertised. The very nature of investing assumes that there is an obvious way to not only be rid of said investment but also to profit. Printing brochures and advertising on the internet may not get your money back on a fabulous resort property when money is tight and people are watching their pennies.

So along with worries about scheduling contractors and how to budget those investment funds there also needs to be a sort of ‘Plan B’ in the back of your mind. It doesn’t need to be the same for every property or for every investor but a back-up plan needs to be in place. Simple plans to remodel as an office building or tearing down and offering to build to suit on the lot aren’t enough. Extraordinary market conditions call for extremely creative problem solving.

Place a time table from the start that limits not only the actual rehab but also the number of months that the completed project can remain in stasis. Admit that you were wrong and have that other alternative close at hand when dealing with issues like excessive taxes, for instance. Make sure that the charitable giving option is one that will enhance property values on other rehabs that you have or will buy in the area. If a property that isn’t selling is located between others that you own, donating it to the city for use as a recreation complex could make the other properties sell at better prices.

Some charitable causes like group homes for recently released offenders may not help the value or market for your other nearby homes. Donating the same property to the city for use as a new sports arena may actually be a coup that garners years of free high profile advertising when said property is named after your company, however. Another great aspect to the San Jose discount real estate may be from famous architects who may have created this home or style of home since historical societies may welcome these as well. Oddly shaped property could be used to allow neighboring investments better access or community uses.

If the difficult to sell property can be documented to be the site of an historic cannery or sail makers the historic society may be better pleased with the donation. Do a lot of careful documentation and you may interest the city in developing an area that was once a pioneer village in such a way that it raises property values. Similarly, an old theater would make a nice donation that would give a pretty nice tax break as would a unique but not yet historic property. But when all else fails consider keeping a list of relatives and friends who are looking for a nicer than usual gift!

Thinking ahead can turn potential economic disaster into an economic boon! Usually though your enthusiasm for a San Jose discount real estate will be shared by others and the rehabs will market very well. Most of the properties you buy will just need simple cleaning and minor repairs/remodeling to find new tenants and owners.

I want to give you more information on find San Jose discount real estate at my site now! We’re no exception to the rule of supply and demand we have listings to fill your demand…San Jose discount real estate.
