FSBO or for sale by owner properties are a good option if you want to maximize your budget and find affordable houses. The price of these properties are much lower than those sold by brokers or real estate agents because it is the owners themselves selling the houses and they can afford to lower prices because they don’t have to pay commissions or additional fees for the services of a broker or real estate agent.

There are many different ways wherein you can find decent and affordable properties being sold directly by the owners-from classified ads in the papers to flat fee MLS sites. Below are some of the most common places and the easiest ways to find affordable FSBO properties.

1. Ask your network of friends, co-workers and family. Those who directly sell their house without using a real estate agent or broker usually don’t want to spend extra on advertising costs, so it’s rare to find ads for houses sold by owners in the papers or in popular sites in the Internet. Ask your friends, co-workers or relatives if they know anyone directly selling their property.

2. Drive around the area wherein you want to buy property. You can check if there are any posters advertising property for sale in the area you are interested in. Some owners (directly selling their homes) even put up yard signs to advertise that their house is for sale.

3. Try to get in touch with a real estate agent or broker to help you. Brokers usually have listings of available property in certain areas and they might know of houses that are being sold by the owners themselves.

4. Put an ad in the papers or on the Internet. Spend a little to advertise that you are looking for property being sold directly by the owner. You can put ad in the classifieds section of the paper in the area or state you are interested in or market your needs in the Internet.

Selling Real Estate On A Shoestring – Hire An Agent Or FSBO?

If you’ve ever sold a home, or even thought about selling your home, then you probably know the dilemma. Hire an agent and give up 6% of your hard earned home equity??? Or do you try to save money by doing it yourself, even with the mortgage payment clock ticking?

Maybe you have an aunt Mary, or an uncle Jack, and so the choice is a simple matter of family politics. Or a high school buddy, who you once promised that if you ever sold your house you would give them a call.

If this is the case, and your decision to hire an agent is made, then the best thing you can do is to negotiate a reasonable commission, and/or get an appraisal and use this as the basis for a performance based incentive.

Of course you’re wondering, what is a ‘reasonable commission’ and ‘performance based incentive’?

Naturally, the definition of a reasonable commission depends a lot on who you ask. Some of the things you should ask your agent are how much marketing dollars are they committing to your house? How many open houses are they going to do? Are they doing any staging or redecorating? You want to make sure that your agent is going to go the extra mile for you, and the best agents will be sure to do so.

Now what if you really don’t have a lot of equity to give up? Then you might want to consider a performance based incentive. The way this can work is that if you get the house appraised for 0,000, then the listing agent might get 3% if it sells for more then that, or 1% if it sells for less then that. Doing this ensures that the listing agent is substantially motivated to get a price above your appraisal.

On the other hand, for people who are experienced home sellers, and are willing to do more of the work themselves, there are some more options, including ‘FSBO’ and ‘Flat Fee MLS’. Both of these methods have the potential to save you even more money, but they are also inherently riskier.

The FSBO option, or For Sale By Owner, is just what it says. The homeowner does all of the work of marketing, showing, staging, negotiating, and completing the enormous pile of paperwork. This option tends to work best for experienced home buyers and sellers, and in certain markets where there is a strong FSBO segment already established.

If you are seriously considering selling your home yourself, then there are many excellent books on the subject, and you should certainly do your homework. Some real estate attorneys also offer services to help with FSBO transactions, and make sure all the contracts and paperwork are in order.

Another option, that has become more popular in recent years, is the Flat Fee MLS service, which is a hybrid between FSBO and using a traditional full service agent. The Flat Fee MLS service allows a homeowner to list there house in the Multiple Listing Service, which is the real estate agents most powerful marketing tool. However, you still need to offer a commission to the buyer’s agent, which is typically 2-3% and only half of the 5-6% that most traditional agents charge.

Additionally, Flat Fee MLS brokers in most areas will allow you to retain the right to sell your house on your own, though you may not be able to have a For Sale By Owner yard sign out front. However, the reality is that in most markets, the vast majority of houses are sold via the MLS. In either case, with a Flat Fee MLS listing, you still need to be prepared to do much of the closing paperwork and/or inspection arrangements by yourself.

Thus, the best choice really depends on how much experience you have, and the amount of time and energy you are able to commit to the home selling process.

How To Maximize Your FSBO Marketing Dollars

The number one thing that you can do to improve the odds of selling your house in a timely manner is to get it listed in the MLS. Why? Because the multiple listing service is where most people find the home that they are going to buy.

Of course there are other marketing mediums, including billboards, classifieds, newspaper ads, fsbo websites, and more, however, none of them have the reach and power of the MLS. Why does the MLS work so well? Because it combines the two leading sources of homebuyers, the Internet and real estate brokers.

How does this work? The MLS is not just a database for real estate brokers, it is also the most widely syndicated real estate content on the Internet. What does that mean? It means that when you list your home in the MLS, you are not only letting the Realtors know about it, but it will also be included on thousands of real estate websites all across the Internet.

So what do you do if you cannot afford to hire a full service real estate broker? Well, one of the more interesting facts of hiring a real estate broker is that when you hire a listing broker, you are in essence hiring two brokers. The listing agent is the broker that represents you, and the buyers broker is typically a different person that you must also pay out of your proceeds.

Thus, if you are willing to do most of the work of the listing broker for yourself, then you can at least cut your commission fees in half. However, one of the listing broker’s primary responsibilities is to market your house, and that is one of the many responsibilities that you will have to take care of.

Like many people, you can try marketing your house as an FSBO, but in many cases that doesn’t work, because most buyers like to buy their houses through a Realtor. One solution is hire a flat fee MLS broker for your listing agent, because they only cost a few hundred dollars and take no commissions. In order to put your listing in the MLS, you still will want to offer a commission to the buyers broker, but using a flat fee MLS listing, you have effectively saved 50% on your real estate commission fees!

Does it work? Many frustrated FSBO sellers have opted to hire a real estate broker, however, flat fee MLS is a hybrid option that allows you to still market your home as FSBO, while greatly increasing your chances of success when selling your home by owner, because it gives you access to the #1 real estate marketing tool.

It’s still a good idea to advertise your home as much as possible, using all available methods, and its critical to take great pictures of your home so that it shows at its best. Thus, if you’re willing to go the extra mile to save some money, then consider trying flat fee MLS before you give up on selling your home by owner.
